What Is a Defects Inspection?
A defects inspection is an independent visual assessment of a property you already own. We identify, document and categorise every defect by severity — giving you a clear picture of what is there, how serious it is and what needs to be done about it.
It is prepared in accordance with AS 4349.1 and delivered within 24 hours of inspection.

The Report

The 11 Month Inspection — Don’t Miss This
Queensland builder’s warranties have two timeframes most homeowners don’t know about:
- Structural defects — covered for 6 years and 3 months from completion
- Non-structural defects — covered for 12 months from completion
The 12 month non-structural warranty is the one that catches people out. Once it expires, defects that were the builder’s responsibility become yours.
Book an inspection at the 11 month mark — before the warranty expires — while the builder is still legally obligated to fix what they got wrong. A QBCC complaint must be lodged within 12 months of becoming aware of defects. That clock starts the moment you notice something.

What We Are Looking For
Visible defects — cracking in walls or ceilings, uneven floors, deteriorating render, peeling paint, damaged finishes. Some are surface issues. Others are symptoms of something more significant underneath.
Hidden defects — foundation movement, waterproofing failures, concealed moisture, structural timber deterioration. In Brisbane’s subtropical climate, hidden defects — particularly moisture ingress and waterproofing failures — can develop and worsen quickly before they become visible.

What We Inspect
- Structure — foundations, walls, roof framing and load-bearing elements assessed for cracking, movement and deterioration.
- Roof and Drainage — roof covering condition, gutters, downpipes and drainage falls. Roof defects are among the most common sources of concealed damage in Queensland properties.
- Internal — wall linings, ceilings, floors, wet areas, windows and doors. Thermal imaging used to identify anomalies behind finished surfaces.
- External — wall cladding, render, eaves, fascias and site drainage.
When You May Also Need a Structural Engineer
A building inspector identifies and documents defects. In some cases — significant foundation movement, structural cracking or major roof framing issues — a structural engineer’s assessment is also required to determine the cause and engineered solution.
Where our findings indicate this, we will say so clearly in the report and can recommend a qualified structural engineer.
