How The Wetlands Factor Matters In Boondall
Boondall Wetlands Reserve isn’t just a landmark, it shapes drainage and flood behaviour for properties on that side of the suburb in ways that aren’t always obvious from the street. Low-lying land near the wetlands and Nudgee Creek can hold water longer than it appears to, and older homes built before contemporary stormwater standards weren’t always designed with that in mind. Meanwhile, properties further from the wetlands toward the motorway corridor face a completely different set of considerations, more typical of standard suburban infill.

- New ceiling paint: thermal imaging identifies moisture behind a recent repaint that may be masking a roof or plumbing issue
- Landscaping over stormwater drainage: garden beds or mulch placed over drainage points can hide poor water management, particularly closer to the wetlands
