A building inspection is carried out to AS 4349.1, the Australian Standard for pre-purchase building inspections. It’s a visual assessment of the condition of the home — the structure, roof and roof space, walls and ceilings, subfloor, wet areas and the site — reporting major defects, safety hazards and the issues likely to cost you after settlement. What it does not do is hunt for termites; that’s a separate discipline.
What the pest inspection adds
A timber pest inspection is carried out to AS 4349.3 and looks specifically for the things a building inspector isn’t engaged to chase — live termite activity, past termite damage, borers, fungal decay, and the conditions around the property that invite pests in. In a combined building and pest inspection, the two run together and you get one clear picture of both condition and infestation risk.

Why Brisbane tips the balance toward combined
Brisbane sits in a high-risk zone for subterranean termites. Warm, humid conditions and a lot of timber-framed housing stock mean termite pressure is a year-round reality, not an occasional one. A home can look structurally sound and still have active termites quietly working through a wall frame — which is exactly the gap a building-only inspection isn’t designed to close. When a building-only inspection might be enough
