What Ben brings to North Brisbane inspections

North Brisbane is not one housing market — it’s several. Redcliffe peninsula has 1960s fibro on stumps. The Griffin and North Lakes corridor is almost entirely post-2000 estate construction. Older suburbs like Chermside and Nundah have a mix of post-war highsets and infill townhouses. Each property type has its own failure points, and Ben’s inspections are calibrated to what he’s actually likely to find — not a generic checklist applied the same way regardless of what’s in front of him.

Every inspection includes thermal imaging, T3i moisture metering, Termatrac radar detection and a drone roof inspection as standard. The same equipment and the same standard on every job.

The North Brisbane housing corridor

The northern corridor covers three distinct eras of construction:

Older established suburbs: Chermside, Nundah, Zillmere, Boondall and the inner-north suburbs contain significant post-war and 1970s–1980s housing stock. Timber highsets on stumps, fibro cladding, older wet areas and galvanised plumbing are common. These homes carry higher termite risk and benefit most from Termatrac detection and subfloor access.

Middle-ring suburbs: Albany Creek, Eatons Hill, Everton Hills, Warner and surrounds are predominantly 1980s–2000s brick and tile lowsets on slab. Drainage, retaining walls on sloped lots and waterproofing in wet areas are the recurring focus areas in this housing type.

Newer estate corridor: North Lakes, Mango Hill, Griffin, Murrumba Downs and the Moreton Bay growth corridor are predominantly post-2000 construction.

New does not mean defect-free ,waterproofing failures, incomplete works and drainage issues appear regularly in properties that are less than ten years old.

New Builds & Handovers

New construction is not exempt from defects. Waterproofing failures, incomplete works, non-compliant tie-downs and drainage issues appear regularly in handover inspections. We inspect before you accept the keys — while rectification is still the builder’s obligation, not yours.

Commercial Properties

Heritage Homes

Properties built before 1990 carry elevated risk — asbestos-containing materials, deteriorated stumps, galvanised plumbing and higher termite activity in timber frames. With extensive experience with heritage homes, we know where these properties require closest attention.

Townhouses & Duplexes

IWe inspect all accessible areas including common walls, rooflines, subfloor and shared drainage. For properties in body corporate schemes, we note common property concerns and recommend a strata report where the condition of shared areas is a significant concern.
