How Long Does a Pre-Purchase Building Inspection Take in Brisbane?

You’ve found a place you love, your offer’s been accepted, and now the clock is ticking. One of the first questions Brisbane buyers ask us is how long a pre-purchase building inspection actually takes. It’s a fair question, because your contract usually gives you a set date to get your building and pest checks done.

The short answer? Most inspections take between one and three hours on site, and you’ll have your written report within 24 hours. But the real timeframe depends on the property, its age, and what’s being checked.

In this guide, we’ll cover typical inspection times by property type, what can slow things down, how long the whole process takes from booking to report, and how to fit it all inside your contract deadlines.

How long a pre-purchase building inspection takes on site

Here’s a rough guide to time on site for a standard pre-purchase building inspection in Brisbane:

  • Unit or apartment: around 1 hour
  • Townhouse: 1 to 1.5 hours
  • Single-storey house: 1.5 to 2 hours
  • Two-storey house: 2 to 3 hours
  • Large or older homes, including high-set Queenslanders: 3 hours or more

Booking a combined building and pest inspection? Allow a little extra time. The pest side means checking subfloors, roof spaces, fences and gardens for termite activity and the conditions that attract them.

These are averages, not promises. A tidy 10-year-old brick home in North Lakes will usually be quicker than a 1920s Queenslander in Paddington with timber stumps, an enclosed verandah and a few decades of renovations.

What affects how long the inspection takes

A few things can stretch or shorten the visit.

Size and number of storeys. More rooms, more roof space and more external walls simply take longer to check properly.

Age and construction type. Older Brisbane homes often have timber floors, stumps, bearers and joists that need close attention. Extensions and built-in verandahs are common in Queenslanders, and they’re frequent spots for defects. If you’re weighing up an older home against a new one, our guide to pre-purchase building inspections for old homes vs new builds explains how the focus changes.

Access. Locked rooms, a blocked roof hatch, cars parked over the subfloor, or furniture stacked against walls all slow things down. Anything we can’t reach safely is noted as a limitation in your report.

Outbuildings. Sheds, granny flats, carports and retaining walls add to the checklist.

Weather. Brisbane’s summer storms can make roofs unsafe to access. We’ll work around it where we can, but it may affect timing on the day.

Quick tip: ask the selling agent to unlock everything and clear access to the roof space and subfloor before we arrive. It makes the inspection faster and more thorough.

The full timeline: from booking to report

The on-site visit is only one part of the process. Here’s how a typical pre-purchase building inspection runs with Zoom BPI:

  1. Book. Our easy 3-step booking takes a few minutes online or over the phone, and we’ll arrange access with the agent.
  2. Inspect. A licensed inspector checks the property in line with AS 4349.1, the Australian Standard for pre-purchase building inspections.
  3. Report. You’ll get a detailed report with photos within 24 hours.
  4. Review. Read the summary, call your inspector with any questions, then pass it on to your conveyancer.

From booking to report in hand, you’re usually looking at a couple of days, depending on availability and how quickly the agent can give us access. That’s why it pays to book as soon as your offer is accepted.

Fitting a pre-purchase building inspection into your contract

Most Queensland contracts include a building and pest inspection condition with a specific due date. If your report isn’t back and reviewed by then, you could lose the chance to negotiate or walk away under that clause. Check the date with your conveyancer the day you sign.

Queensland also has a 5-business-day cooling-off period on most residential contracts. You can terminate during this time, but the seller can keep a penalty of up to 0.25% of the purchase price. Either way, the window is short.

Buying at auction is different. There’s no cooling-off period, and the same goes if you sign as a registered bidder within two business days after a property is passed in. You’ll need your inspection done before auction day, which is exactly what our pre-auction inspection is designed for.

Frequently Asked Questions

Most combined inspections take 1.5 to 3 hours on site. Units are quicker, while larger or older homes take longer. Your report arrives within 24 hours.

No, but it’s worth coming along towards the end if you can. Your inspector can walk you through the main findings in person, which makes the report easier to follow.

There’s no official expiry date. The report reflects the property’s condition on the day it was inspected. Termites can move in within months, so if a report is more than a few months old, or there’s been a big storm since, get a fresh one.

Talk to your conveyancer early. They may be able to ask the seller for an extension, but it’s never guaranteed. Booking the day your offer is accepted is the safest approach.

Slightly, yes. But in Brisbane’s subtropical climate, termites are a real risk, so most buyers choose the combined building and pest inspection.
